Why Complex Bouquet?

Complex Bouquet is located in the attractive ‘old’ part of the Ovcha Kupel neighbourhood, 7 minutes walking distance from New Bulgarian University. The design was created by one of the leading architects of our time Ivan Moev and his Top Arch studio,

Тhe construction of Complex Bouquet is expected to start in July 2020 and finish at the very end of 2021.

We have chosen a leading construction company with a long history and numerous completed projects to be the leading contractor for the project.

The design concept is modern, yet intransient. There are a range of floor plan options available, including studios, 1 and 2 bedroom flats. A beautiful green space will be located in the backyard of Complex Bouquet.

At the early stage of the project, we offer promotional prices starting from €30.500 for a studio, €47,500 for a 1-bed and €72,500 for a 2-bed flat, as well as parking spots from €7,000 (all prices exclude VAT and are valid as of 02 March 2020). We also offer a deferred payment schedule, with an initial payment of only 20%. We estimate that an investment in a flat in Complex Bouquet could generate an attractive return of up to 9%.

The architectural design of Complex Bouquet is by Ivan Moev and Top Arch studio. Ivan Moev is one of the leading architects of our times in Bulgaria and author of many emblematic buildings across the country. Ivan Moev has been awarded a number of prizes for Building of the Year and Façade of the Year over the years.

Ivan Moev’s design style could be best characterized as modern yet intransient, with straight lines and clean shapes. The floorplans are conceived so that they make the best use of the available space. All spaces are generously illuminated with floor to ceiling windows.

Complex Bouquet homes are suitable for families, couples and singles. A key advantage of the project is the relatively limited number of flats: in total there are only 29 flats, including studios, 1 and 2-bedroom flats ranging from 32 to 100 sqm.

The freestanding residential building is located in the center of the plot. The building occupies 5 residential floors on top of a 2-level car parking. The surrounding area of around 500 sqm will be submerse in green, with decorative flowers, bushes and trees. The residents will have access to a quiet green yard where kids will be able to play and the adults to have a barbecue or simply to rest. Each home comes has its own storage room within the flat or a cellar in the underground floor of the building.

The location of Complex Bouquet is suitable as a place to live, as well as for a property investment in a dynamic neighbourhood. Complex Bouquet is located on Bouquet street, nearby the crossing of Boryana street and Montevideo blvd and the former diplomatic blocks of flats in the desirable ‘old’ part of Ovcha Kupel. New Bulgarian University is a 7- minute walk away.

Complex Bouquet is easily accessible by car from Sofia city center (12-minute drive) and Business Park Sofia (15-minute drive). The future metro station number 16 of Sofia metro’s third line, which is expected to be opened by the end of 2020, is also located nearby and it will provide a quick connection to the city center. The bus stops of lines 45, 73, 103, 107, 111 and 260 are also located in the vicinity of Complex Bouquet.

Metro station: The future metro station number 16 of the third metro line is a 15- minute walk away and 5 minutes by bus 73. A large parking lot is being built right next to another nearby metro station, number 18, which will allow a quick and easy access to the metro station by car – only a 3-minute drive. In the near future, a new network of minibuses that will connect the further parts of Ovcha Kupel to the metro station will also start operation.

NDK: about 15 minutes by bus 260 or a 12-minute drive.

Business Park Sofia: 15-minute drive

On a per sqm, the selling prices start at €696/sqm excl. VAT, significantly below the average prices for Sofia (based on data from imot.bg).

These promotional prices are valid for a limited period of time at the early stage of the project and represent an attractive investment opportunity.

We offer a deferred payment schedule: 20% at the time of signing the contract, 25% when we complete the structure of the first floor, 35% at achieving ‘Act 14’, 10% at the stage of reaching ‘Act 15’ and 10% at the stage of reaching ‘Act 16’. We also offer help with your mortgage application through our corporate connections at Postbank.
